LODGING POLICIES
We look forward to your arrival at Island View Cottages Sebastian where you will discover the “Old Florida” lifestyle through a modern and luxurious lens.

Arrival and Departure Policies:
Arrival / Check-in time is 3:00 PM – 5:00 PM
If, for any reason, you find that you cannot arrive by 5 PM, it is important that you call us at (772) 589-5247. The office closes for the evening and special arrangements will be needed for your late arrival.
Departure /Check-out time is 11:00 AM.
We will be happy to consider special requests for early arrivals and/or late departures as our occupancy permits. Special late check-out is by PRE-APPROVAL ONLY.
Payment/ Deposit / Cancellation Policies:
Payment
We accept Visa, Mastercard, Discover and American Express.
Deposit
A 50% deposit of the total cottage rate is required to secure accommodations.
The remaining balance, the remaining 50% of cottage rate and total taxes, will be collected at time of check-in.
Cancellation
If notification of a cancellation is received at least (14) days prior to the arrival date, 25 % of the deposit will be refunded.
If changes in reservations, or notification of cancellation are received less than 14 days prior to arrival, the entire 50% deposit will not be refunded.
Early departure falls within our cancellation policy. There are no refunds for early departure. We reserve the right to treat a partial cancellation as a cancellation for the entire stay.
Cancellations of reservations made with Island View Cottages must be cancelled by calling us at 772-589-5247.
General Policies:
You must be at least 21 to occupy/reserve a cottage.
Smoking Policies
There is no smoking of any kind (cigars, cigarettes, e-cigarettes, pipe, or vaping) anywhere on the property, or the dock. Violation could result in a $500 charge. Evidence of smoking or vaping in the cottages will result in an additional $500 cleaning fee.
Burning incense or candles is also forbidden anywhere on property and will incur the same fine.
PET (DOG) POLICY
Dogs are allowed based on the availability of pet friendly rooms. Up to 2 dogs per room – to comply with our insurance, a few breeds are not allowed (please ask at reservation time). Pet rate is $25.00 per night per pet with a $100 per week maximum. A refundable cleaning & damage deposit of $100.00 is required upon reservation. If damage occurs or excessive cleaning is needed, the deposit can become non-refundable and Island View may charge additionally to cover the costs of repair/cleaning.
Please call our office to discuss pet fees and assistance in selecting the appropriate pet friendly room. Dog owners remain responsible for the actions of their pets and all dogs need to be up to date with their shots and be free of fleas.
All dogs must be on a leash. Food and Water Bowls, and beds can be provided upon request.
Parking Policies
Free on-site parking is provided. We have limited parking, and ask that you please park in your designated cottage space. Do not park or drive on the grass. Please direct any visitors to use non-numbered parking spaces.
Firepit Policies
While we do have a beautiful sitting area with a firepit, we’ve had to update our policies due to the rising cost of firewood. Our guests are welcome to use our firepit, but they will need to supply the firewood (Publix has bundles that work great). We will supply newspaper, s’more sticks and the lighter. Our staff will also need to be informed that you will be using the firepit before 1pm the day of.Boats and Trailer Policies
We have limited boat and trailer parking, which is provided on a first come, first serve basis. We also have several boat slips at our dock, which may be used by our guests at no additional charge. If you are planning to bring boat/trailer you need to call to discuss availability and reserve a space for your boat/trailer.
Private Dock Policies
The use of our private dock is limited to guests of Island View Cottages. Children must be accompanied by an adult when using the dock. Compliance with Florida fishing and boating rules are the responsibility of guest.
Bicycles and Watercraft Policies
Kayaks, a canoe, and beach cruiser bicycles are available for complimentary use by Adult guests of Island View Cottages. Accessories and safety items (helmets, paddles, life jackets) are provided by Island View Cottages. A general waiver must be signed prior to use of bicycles or watercraft.
Visitors Policies
Please let us know when you are expecting visitors, as we value our guest’s privacy and safety above everything else. Only registered guests of the cottages are allowed in the guest rooms overnight. Please notify us of any guests who are not registered and intend to stay overnight. A $20/ person/night fee will be charged for the approved overnight stay.
